Two homes one lot in Granada Hills - is that a good location?

Interested if any investors would consider Granada Hills to be a good rental location for two homes on a large lot. One is 2+2 and the back house is 4+ 3 with pool. private entrances and income from tenants around $5100 per month.  $900K off market price. 

Anyone have any experience buying, flipping or owning in Granada Hills?
