Hey Patrick,

Im assuming you want to pursue FHA because of the low down payment. How much is the building and what is the maximum down payment you can afford?

We specialize in providing DSCR loans and could certainly help look at this property with you. Please feel free to PM me.

Thanks,

Hi Joonsuk,

It's great to hear about your interest in pursuing the BRRRR strategy in the Midwest region – it's a fantastic approach to building wealth through real estate. While I understand your concerns about conventional loans, longer seasoning periods, and the challenges posed by hard money lenders, there may be solutions we can develop.

What percent of down payment are you looking to make?

We specialize in catering to the needs of investors like yourself who are looking to maximize the potential of their BRRRR projects without being hindered by traditional lending constraints. Please feel free to reach out if you would like us to take a look at a specific property with you.

Thanks,

Hey Brad,

Thanks for sharing. We specialize in providing commercial/primary/government programs that could help mitigate the required downpayment. Please feel free to sent me a PM and we can discuss further.

Thanks!

Hey Rafael,

Got it! You're an architect and developer based in Europe, looking to jump into the US property market with new builds and the BRRRR strategy. It's like turning your skills into a global real estate recipe!

Like others have mentioned you would qualify for a DSCR. We specialize on working with rental properties and have many out of country clients. Please feel free to PM me more information about the property. 70-75% LTV

Do you have a green card, visa, or ssn/Itin number? What part of Europe are your from? Always here to help!

Hey Veronica,
Great question! I just sent your request to my team for a second opinion. Please feel free to PM me your information and more details about the property incase we find anything.

Hey Andy,

We work with a diverse group of governmental, commercial, and primary programs. Please feel free to PM me with more information and we can check out your options.

Hi Forrest,

Unfortunately there isn't much we can do in terms of pulling equity on investment properties.

Have you looked into qualifying for a FHA loan on the personal home (Just 3.5% down)? Feel free to send me a PM with more details about the property. I can also help your price out a refi to see if it would be worth it on your investment property.

Thanks,

Hi Jordi,

I can send you mine! PM me your email. Its an excel sheet.

Hi Angela,

I have seen loans close at 75% LTV below 100K. Your rate may suffer though. Are you planning on putting any work into the property? We specialize in rental property and fix and flip loans. Please feel free to reach out.

Hey Craig,

Great question. Pre-approval can demonstrate to both agents and potential lenders that you're a serious and motivated buyer.

We specialize in providing rental/commercial loans. Please feel free to reach out with any questions, especially using your HELOC to qualify for a down payment.
Thanks
