Like others have mentioned a standard DSCR loan for a short term rental property would be your best bet. Seasoning would be typically 6 to 12 months before a refinance but no seasoning would stop you from taking a second loan on another vacation property. Would you be planning on making any improvements to the property?

You should expect rates as low as 8% and a 20% down payment on the purchase. With more information about the property I could provide more specific numbers.
