Hi Jalaal, 

I got this letter in the mail at one of my rentals.  Call 678-nine one six-6093 and listen to the prerecorded message by Tammy Gardner.  It's more of a prospecting script, but I think it is the good foundation for a wholesaling script, only you will have to bolt-on the explanation of how wholesaling is different (e.g., double close, access to investors, guaranteed sale, yada, yada).

I am happy to share what little experience I have.  I've got a student rental, an AirBnB, and I've been working on closing my next deal, although I've had a series of deals fall through.

It is not in the historic area, but it is occupied and grandfathered in.  The issue is the ridiculous standard of getting 3 affidavits dating back to 1954, inspections, and taking a month to go through the process.  It's right on Cascade next to the Kroger and very close to extremely similar multifamily and mixed use zones.  I will try for permits without the conversion amd hope is gets through without zoning scrutiny.  I just don't have time to go through the process and meet their standards even though it is obviously legally non-conforming.  Once I refinance, I will try to get it rezoned when the time pressure is off.

Hi all,

I am working through some title issues on a large West End property I am buying with questionable zoning and permitting history.  The property currently has 3 kitchens and 3 "units."  

The property is highly visible from a busy street and has a notable lack of siding on it, so I need permits to get the siding and windows replaced. In order to avoid issues with zoning and also to make sure I can refinance the property before my HML breaks my legs, I am going to apply for conversion permit to an SFR, removing the 2 additional stoves/220v hookups and keeping the sinks as "wetbars." I will also adjoin one of the "units" with a doorway. The 3rd "unit" cannot be easily connected because of the location of the bathrooms.

Does anyone know if this would fly?  Is there any reason I can't have 2 "Guest houses, servant quarters, or lodging facilities for caretakers or watchmen" (R-4 zoning rules I am referencing) in a single structure with separate entrances not connected to the largest unit?  Any idea of the implications for HVAC, hot water heaters, and other systems?  The property currently have 2 electrical hookups.  

Does anyone know the zoning/code enforcement processes and timing this would trigger once I make a request like this?

Rick, I think online permits are limited to the items below that I pulled off the website:

  • Request Electrical & Plumbing permit for new or replacement electrical & plumbing for single family/duplex homes

Jeremy, great question.  My hard money lender only lends to LLCs.
