I like this one better than the last.  There is generally a better spread in Capitol View than East Atlanta, since it's still coming up.  

Can the bathroom be added without an addition? If so, you can save substantially on permitting, holding costs, and general headache.  

How did you source this deal? MLS, off-market? It would influence the negotiation strategy and how to work backwards into your expected return.

What's your experience with this kind of flip?  Generally speaking, getting a contractor you can trust and rely on is an ongoing hassle.  If you're doing a more cosmetic flip and avoid major rehab and additions, you can do your own subcontracting and project management, avoid major permits and associated fees, and probably improve your margin, at least until you get more experience and better GC connections.  

I'm just working on my 4th and 5th projects now.  So I've got more "academic" experience than hands on.  Obviously, your mileage may vary based on your own experience and competencies.

I think it's a great secure low-touch investment, although there is higher return out there for a more involved riskier project.  I am renovating a place in Adair Park, so I'm always scoping out and analyzing deals in Pittsburg.

I agree with Patrick and Caleb.  Unless it's really aligned to your strategy (which would have to be seeking mediocre returns), you can make better margin elsewhere.  You're going to hang up a ton of cash here for a long time.  Also, you better get all of your permits straight on a main road like that.  

What elements of the deal attracted you to it?  It might help us see where you're coming from.

Aqua Guard is the best but most expensive.  Foundation works is probably the best value.  Trotter is a good middle of the road.

Hi all.  I have a friend who is on an unpaid leave of absence from their day job.  They want to invest in an apartment building, but don't have an income during their 3 month leave.  

Does anyone know what funding sources are available?  Which lenders would you recommend and why?

I have to side with Caveat Emptor on this one.  I think you have no recourse in this case. You can argue your case until you're blue in the face but at the end of the day it will only hurt your relationship with your property manager and you won't come out financially ahead by a single dollar.

I would recommend Zillow and Craigslist. Pretty much every wholesaler I have come across gets their inventory there.
