Expect a triplex to be much more expensive than a single family, not sure if they give a price break for owner-occupied.  Check out Jeff Center at Liberty Mutual.

I just have a Zillow alert set up for the areas I am interested in.  In my experience, the data is very relevant and up to date for pre-foreclosures.

Hey Landau,

I'm just a novice investor myself, but experience has definitely been the best coach.  Go out, get dirty, really make a mess of things, make them better than they were before, and then you'll have the rewards and war stories to show for it.

What's stopping you from getting started on your own? You can pan-handle for the down payment on an FHA loan, maybe even look into a 203k.

RE is full of scammers, bums, and people looking for a free ride, so having a few tangible accomplishments you can showcase shows that you're independent and have skin in the game.  It's the classic paradox, but it's always easiest to get help, financing, a job, etc. when you're at the point where you don't really need it.

Does anyone have a purchase and sale contract template they can send me?

I've asked before, but now I am in a time-sensitive situation.  I have a handshake agreement with a close friend to buy his house.  By cutting out a realtor, he would be saving $10k in fees.  We will close with my attorney, but they are asking for $1k just to make a formal contract, probably not worth it, since I am familiar and comfortable with all the key terms.

In my analysis and surely those of others, it's a great place to buy a 1950s SFR for $50-80k with stable tenants, a safe neighborhood, and access to ok schools and ammenities. Cash flow should be strong and I would expect equity growth in the next few years as well. For the price, I wouldn't bother with a neighborhood over there that looks rundown.

What's your objective? Is it primary residence or investment? I own two condos and I'm HOA prez of one. Been there, done that. I have had fantastic returns and even better appreciation, but every hurdle you hear about is kind of the price you pay.

I would say expect decent appreciation for a few years slowing until 30310 starts to level off.

I've been trying to make it to some networking events, but I travel Monday to Thursday night on a good week, so it's been a challenge.  

I'm familiar with the GAR contracts, key terms, and how to structure a deal based on the situation.  I just don't want to get caught with having to ask the seller to provide the appropriate forms or, worse yet, a cocktail napkin contract.

Hi all.  Does anyone have a template that I could use to make an offer on a property?  How about other template documents that might be helpful?
