I would love to hear some thoughts/suggestions on where my wife and I should do our next vacation rental.  We have owned long term rentals for quite some time and recently bought a vacation rental in Fort Lauderdale and LOVE IT!  For our next purchase we would like to be somewhere in the mountains.  Criteria would be:

1.Mountain Views

2.Rentable nearly all year found.  i.e. hiking activities when its warmer, preferable skying in the winter

3.Relatively close to an airport <1.5 hours

4.No Crazy overpriced markets---no Breckenridge, Telluride here

5.Local government supports short term rentals*** this is an absolute must.

Any suggestions on a trustworthy contractor in Fort Lauderdale?  

Great insight and advice thanks guys!  I am new to the Florida market so any suggestions/feedback is appreciated.  Have any of these markets been substantially affected by CoVid?   I imagine Orlando will take a little dip given it's primarily source of income is tourism.

My name is Nick.  I am part owner of a small real estate investment group (16 units) in Ohio.  We are in the process of selling a couple of our properties in hopes of doing a 1031 into a multiunit in Orlando, Jacksonville or Tampa/Sarasota.  Our budget would be approximately 1.2 million.  We are specifically looking for an agent that:

1.Works with out of state investors

2.Has extensive knowledge of the multi-family investment landscape of 2/3 of the cities above

3.Has connections to property management companies that work with out of state investors.  

Please let me know if anyone has any recommendations.  We are eager to start our search!

I think the answer is it------depends.  Anyone that gives you a definitive answer either way isn't considering all factors involved.  For example:

1.How much money do you make know?

2.When do you want to retire?

3.What is the annual income (with inflation) you would like to have when you retire?

4.What other vehicles will you place the money into?  Roth vs. real estate vs. individual stocks.

I am an investor in the NE Ohio area. We are buying a turn-key multi-unit property from someone who flipped it. They are currently paying pre-flip taxes. If we purchase the previous owner's LLC and have title remain in that entity's name as opposed to purchasing it and placing in our LLC , would that avoid a tax hike from the newly re-finished property? Has anyone done this before? Any input would be greatly appreciated.

I currently own 11 units in the greater Cleveland area.  I have had no luck finding a reliable handyman/contractor to help in times of need (urgent repairs).  Can anyone provide any contacts?  My criteria would be:

1.Reliable, appropriate response time

2.Bonded, insured

3.Reasonable (near average) cost

Myself along with my three buddies started a real estate investment company in Cleveland.  We own a couple properties on the East Side.  Would love some advice from someone who has been in the real estate for awhile.
