Hello all. Is there any STR friendly areas near the coast in Cali from San Francisco to San Diego?—ANYWHERE within 20 minutes from the coast. Thanks for any and all advice!

My wife are in the process of closing a single family STR (first one is in FT Lauderdale) in Blue Ridge, Georgia. I think we have accounted for most things.....location is good with mountain views, great condition...well furnished. I am a bit worried about vacancy rate...AirDNA reports an occupancy rate of 60% and this seemingly is corroborated by Pricelabs data. However, when I go on AirBNB it seems like most cabins are vacant. Is there anyone investing in the area with advice?

Anyone know somebody. Looking for a SF to use as a vacation rental. Biggest non-negotiable is they need intimate knowledge of STR and the STR landscape/legislation in the area.

Looking for accountant recommendations. I have a high W2 income and my wife will be a real estate professional this year. Looking for an accountant who has intimate knowledge of:

1.how to best offset my W2 income

2.how to maximize tax deductions with a real estate professional status

3.short term rental deductions (own one SF)

4.long term rental deductions (own approximately 20 units)

5. Is familiar with both Ohio and Florida tax regulations in reference to real estate

Thoughts/suggestions would be greatly appreciated.

I love South Tahoe.  However, I heard they are strict on STRs and actually removing some permits.  Do you have any more information?  

Hey guys....once again I can't thank you enough for the responses.  I do appreciate the support and this exemplifies why BP is so great!  That being said here are some thoughts and research:

@Lindsey Van : Love Park City, especially given proximity to a major airport!  However SF houses near Skiing that allow short term rental licenses seem to be around 1.5 million.  Also occupancy rate via AirDNA data seems to show low occupancy rates (50%) which was consistent with some basic research I did.

@William Beck@Dallas Hayden Ozarks seem like a great idea but I ran into same issue....low occupancy rate.  Also if I am being honest, the show ...kinda creeps me out

@Mark Eaves The first Zillow listing that popped up was a million dollar 1 bed, 1 bath apartment.  I think this is out of my range. 

@Michael Baum I like Ketchum...but I think I missed the boat pricewise.  I hear good things about Leavenworth any further details on pricing

@Michael Glunk @Chantal Duame I love anything in Colorado.  I really looked hard at Estes Park until I found out about local short term regulation laws.  My price range is ideally 900k and below for a 3 bed, 2 bath SF .  Is there anywhere that is within a 2 hour drive of a major airport worth exploring (I have kids and well a long flight plus 2 hours of driving is plenty)?

@Tony Antonelli : I love Gatlinburg but it is near west coast prices for east coast mountains.  Plus no major airport...I believe there was a small one an hour away.

Really leaning towards Carson City/Incline village....occupancy rate is 80% with access to Tahoe and skiing without the California prices.  Also within 1 hour of a major airport.  Thoughts?  Comments?!

Very preliminary.  Some basic research on AirDNA and calling different agents to gain an idea on short term rental laws---for example Estes Park, Colorado has very stringent laws and a limited number of vacation rental licenses (kind of like a liquor license) with a 3 year waiting period.  That being said here are my choices:

1.Gatlinburg/Pigeon Forge-love the area, no major airport near there

2.Taos, NM- beautiful...not sure if would rent all year round

3.Carson City NV-love that it aligns next to Lake Tahoe but unsure of local short term rental laws

4.Park City-a bit overpriced, also need to look into short term rental laws.  Love the fact there is a close major airport

5.Lewisburg, WV (not as desirable as the top 4 but cheaper and drivable from my house)

6.Leavenworth, Washington

7. Pocanos

8. Sommerville, PA (same reasoning as #5)

9.Bryson City, NC

10.Ketchum, Idaho

11.Santa Fe, NM

Thoughts anyone?  Lets get some votes

I am getting a ton of feedback for the Smokies.  Anything out west?  I have called a couple real estate agents in different areas...it seems most of them have stringent vacation rental laws.
