Jorge R. Thanks for the input, throughout my previous properties and reno's I've had the same experience but again some contractors with a real lack of motivation. They seem to be very hard to motivate to get jobs or even rough numbers. Would you mind if I ask who your "go to" contractor was that you worked with. That's exactly what I'm looking for is a good contractor to build relationship with that I can count on for consistency.

Robert Andrade Robert I went through Jerry Rego at SACU but my loan is a commercial, good rates good people to work with. I have another FHA for the first 3 family I bought went through MIT for a 203k loan, but was a lot of hassle. SACU I used to purchase a 4 family that is getting renovations through the commercial loan. As I said pretty easy to work with.

Keith Pentz thanks for the insight, I see now that the post may have been taken the wrong way, I in no way want any subs to be chasing me around and following my every step lol, typically from my personal experience estimates are free of charge, I also don't intend on paying anything below expected. You hit the nail on the head with different Contractors will be busy during different times. All I was attempting to relay was that I've experienced a very non-motivated attitude from some contractors and are looking for ones that have been used on investment properties, it's always good to see eye to eye with a contractor, ideally I was just looking for a large selection to do exactly what you were saying, reach out and let them know I have a possible deal on the table and go from there, obviously the larger the pool the better in case certain ones are not currently available. As for the permits, I hear that one, we have quite the problems in SE MA as well lol, hence why I want to make sure everything is done correctly and legally

Hello all, I am looking for anyone who may be able to reference some Subcontractors that they have used personally in the SE Massachusetts area. I am currently doing some renovations to a newly purchased 4-unit and have been using more of a handy man to do the minor work. Going forward I am trying to develop a solid Reno strategy as to what I specifically want to accomplish on MFH to keep it uniform (I understand each property can be different case by case) to some extent, but wish to see them all be in the same working order and ideally pretty identical in what they look like inside, layout being the exception. In doing so I would like to try and build a solid pool of subcontractors that I can get quoted from before officially making offers that I can present them property information during my analysis and walkthrough. I.E. Electricians, plumbers, drywall, carpenter etc.. Looking for more investor friendly subs, people that are happy to build a relationship for future business instead of making a killing off one deal. Any help or advice is much appreciated! Ryan Rogers 500k with no cash flow is a pretty high leverage, I live in the SouthCoast region of MA, there are much better deals and better numbers if you look as little as 30 miles south from where you are. IMO I don't look at SFH with under $300 + cash flow and generally multi-units at 350 per door due to higher taxes and insurance cost as well as the added expense of Water utility monthly and higher maintenance. Broaden your search my friend even if just slightly. There should be no emotion....simple numbers. Goodluck!

@Mike Buckley Ive always looked into the rooming board, the analysis seems like there is crazy potential for cashflow, but always seem hesitant with knowing there most certainly will be high amount of maintenance and management. I own a 3 unit and a 4 unit both in NB, in C neighborhoods and even through massive screening, some of my tenants are ridiculous with requests and complaints (They use a similar section 8 program called SouthShore Housing). Do you have a property manager for the rooming property? or like a live-in manager deal?

Mike D'Arrigo you have a lot of good insight, I wasn't making an overall statement regarding SFH nationwide lol. Your cash on cash numbers are not something you would see from a single family home in my local area and immediate surrounding towns. I'm glad to see that there are still plenty of deals that the numbers do work on, however, the next purchase being only my third and still being fairly new to this I wouldn't want to make the major leap to purchasing a property in the Midwest, where I have no connections and are not familiar with the area, market, and local professionals I.e. Management, handyman etc. Mike Hurney from my experience I've seen a lot of investors hire property management companies or some type of individual to handle it, regardless if they own one SFH in the same town or over 50 units spread out. I was just clarifying that I manage my own for the time being, feeling that it is not necessary to outsource it at this time with only 7 residential units and 9 garage bays.
