Sean Nad I invest in more of the Southcoast area of MA (southeastern MA) I try to focus on 3-6 unit properties and have had luck with First Citizens Federal Credit Union and Citizens bank believe it or not. Citizens offers a conforming loan with rates at 4.5 last time I had checked (3-4 months ago) first citizens federal was similar. I was shopping around for refinance for a 4 unit I am finishing some renovations on. I have only inquired minimal amount of information at the time as I am not ready to commit yet due to renovation still currently active. Not sure if first citizens federal is stretched out that far in MA but worth a look.

@Karen Bickford I do the same exact thing lol. I personally have 2 tenants that use "south shore" housing which is essentially Section 8, but on another separate property I have, I chose to specifically not get property inspected for Section 8 Approval so I can simply respond with "The property is not Section 8 approved". I have never had a tenant push forward after that attempting to have me get the unit inspected. So seems to work.

@Carson Wilcox, these were my thoughts exactly as well. At least it will start a conversation and begin a possible discussion of sale, or to the very minimum a point of contact that I can check up with further on down the road. 

@Rob L. Glad to hear! It is good to know I wasn't thinking way out of left field on this. I agree with your tactic, seller motivation is key, however, glad to hear it can be done successfully with more targeted, personal letters. Do you mind if I inquire if the investment property that was purchased using this strategy was owned by REI as well or just happened to receive the letter at the right time kind of deal?

Hello all, hoping to pick a couple brains here, or maybe hear some "past experience" stories.

I currently own 2 multi-family properties, a 3 unit residential and a 4 unit residential so I consider myself still pretty amateur and more of a part-time investor as I do still currently have a full time job. I am finishing up some renovations to the 4 unit, which I purchased just about a year ago. I have been combing through the MLS pretty vigorously for the past 6 months, expecting not to see much listed at even a starting point for asking price. I have been looking into some direct mailing options, more on the smaller side and more personable approach. I live in a smaller city in Massachusetts of 100k population within 25 sq miles or so, so I don't plan on mailing thousands and thousands of letters monthly, instead I have been doing some personal driving for dollars and looking for distressed MFHs, high equity, previous sale of 10+ years etc etc. My question is that has anyone had experience with direct mailing as a contact tool, who was not a cash buyer. My planned strategy was to use conventional financing (20% down of purchase price), I have a private lender who would lend for renovations, and then when all was buttoned up, would refinance their loan + Fees and Interest. I have no problem leaving 20% of my personal finances into the game and almost prefer to for an appropriate buffer with equity etc. I just don't know if anyone has had this personal experience with any success. If needed i could go full cash purchase with the investor lending for rehab costs, but would prefer not to. Im asking if anyone has had any success down this specific road? and if so how did you attempt to make your letters still appealing without the whole, "buy cash, buy now" strategy?

I'm located in New Bedford and tend to do my investing locally in that area. Anything in the SouthCoast region would get a lot of support and would be a great resource.
