New Bedford and Fall River

Does anyone invest in New Bedford and Fall River?? I have found several duplexes and triplexes that could cash flow pretty well. I don't know how the tenant class is or vacancy rates for the area. I talked to a realtor in the area that had one listed and he said that the market is increasing for rentals. I don't know if I should trust him since he is the listing agent. Any help would be great! Thanks

Hi Dustin - I have 2 6-unit buildings in Fall River and both cash flow very well.  There are a couple of neighborhoods you want to avoid, but there are definitely some on the rise.  As far as rents go I see them increasing nicely with strong demand.

I recently rented out a small 2 bedroom and raised the rent from 500 to 650 and filled it quickly with a quality tenant.

There are very few places in the entire state where you can get a quality 2 bedroom at these prices.  Keep in mind too that Amazon announced their 1Million square foot distribution facility will be openining in lest than a year in fall river, bringing 1,000+ jobs!
