Gregory Howard You're best bet is going to be yellow letters. I live just outside of Birmingham so I can drive for dollars all day long. But if I'm targeting rural area's I'm going to be sending yellow letters. Also look on more obvious sites like craigslist. You'd be surprised. Hope this helps! Happy Investing fellow Alabamian!

Hello all!

I haven't been as active in the forums this past month as I would like to be. Mostly because of a duplex that I will be closing on at the end of this month (Whoop!)

But I want to take advantage of this "waiting game" and use my time wisely. I am shifting focus slightly and building a buyers/networking list and would love to know if any of you were interested in being on it!

I have lived just outside the Birmingham AL area my entire life, and if any of you know about Birmingham you know that it is a great investment market right now. (Obviously, not all of Birmingham) 

If you have no desire to be on the list but are currently active in the Birmingham area I would love to network with you and build relationships with my local professionals! (HML's, Attorney's, Other Wholesalers, PML's, Agents, Contractors etc.)

Welcome to BP! I am 21 and also new to REI. The best advice I can give you as of now is to soak up any information from seasoned investors! There are plenty of them on here and (most) are more than happy to answer any and all questions.

But as far as your financial situation.. (Considering it is a good deal) Don't stop pursuing the property just because a lender says you don't qualify. Ask yourself HOW you can purchase it rather than just quitting because someone says you can't. I agree with @Darren Sager  Determination and persistence is key.

Look at creative financing. (i.e Seller "refi" takeover, lease option, seller financing, private lending, etc) There are several options if you are smart about it!

Listen to the BP podcasts, read books and forums and get educated before making any decisions though.
