Hi guys!  I own a duplex in Los Angeles,  I would like to build a 1 bedroom apartment in the back of my building over a garage  Currently the duplex is in Zone R-2.  What are the steps to go to get zoning for Zone R-3?  Has anyone have any experience with this?

Thanks everyone for their input. Yes, Randy that is correct. I'm purchasing via an FHA loan and I would like to live in one of the units. I will get all of the information regarding the units before moving forward.

Hey guys!

I am considering putting in an offer on a duplex in Los Angeles that was built in 1994.  This means the building is not under rent control.  However, one or maybe both of the untis are section 8.  I am planning to live in one of the units.  Does anyone know what are the steps in California to evict a section 8 tenant? Thanks in advanced!

Thanks guys for all of your input.  I didn't put an offer in because it was going beyone my price point.  @Mark Mynhier I've been keeping a keen eye on West Adams and prices have been rising over the past year.

Hey guys!

I went by an open house this past weekend in West Adams, Los Angeles.  There is a 3 bdrm 1 and half bath for sale for 375k.

At last I spoke to the listing agent, there are currently eight offers on the house.

I asked the listing agent what kind of repairs needed to be done he said the foundation is not secure into the ground.  That is why there are cracks in the walls throughout the house.  Also, the roof needs to be replaced.  Can anyone give me a rough  estimate on how much those type of repairs would cost.

Hey guys! Sorry, I'm jumping on this post late. I just started working with a realtor and explained that I am interested in a duplex-One to live in and another to rent out. The loan officer that he works with said the bank requires a 20% down for a SF or a duplex. 25% down for a 3-4 unit. However, I explained to him that I wanted to go for an FHA loan. He is stressing more conventional. I'm going to have to shop around for other officers. If anyone can recommend one, that'll be great. Also, @EwaReza, may I ask what was your purchase price for your triplex? How many units in each?

I just joined BP and looked up where Whole Foods is developing new stores and New Orleans piqued my interest.

I'm curious on anyone's thoughts in this area. Has anyone done any investing?
