Reading this thread and talking to a number of people based in Newburgh is my key motivator and wanting to check the city out.  Everyone is so passionated about the city.  I hope to get a piece of the action soon!  @John Hickey congratulations on your offer!  If anyone deserves to be credited for their efforts, it is YOU!

@J.R. Coffin yes, I have. Thank you! I won't qualify for tax credit program b/c I won't live in it.  I am patient.  My concern was like yours.  Are the current rents sustainable for the current prices?

I invested in two duplexes in LA that seemed similar to Newburgh, that has seen a lot of appreciation.  The main thing that my neighborhoods has going for it, is that it is very central to jobs.  I am going to check out Newburgh a few times in person, to see how I feel.  I do like what I am seeing-but when I was going it over with my financial advisor, he shied me away from it a bit.

@Miguel Hernandez and @J.R. Coffin . . what are the typical renovation costs are you guys figuring?    With the prices I am seeing + rehab work I can't justify the purchases prices.

@John Hickey, yes indeed I did.  But to be honest, they really aren't bothering anyone. So I am not pushing them away.  They are just passing the time drinking all day!
