Great spacious starter home needs some TLC. Specifically, it needs an HVAC, new windows, new electric wiring, new tile flooring, carpet, kitchen & Bathroom rehabs . Huge den (converted from a garage) and W/D room. Estimated rehab cost, $15k or less. Estimated ARV 62,000.

Hi Paul,

The gutting part has been done. For the big house, it needs about $30k, the little house (ideal for a studio) about $12k.

The ARV for both should be $70k.

If you don't see many bandit signs, check with other investors or county code enforcement about their policies and fines for offenders. This could be reasons why you don't see many signs. There's always Thrifty Nickel and Craig's list.

I'm just looking at this you sent almost 2 weeks ago. You got a couple of good wholesalers willing to offer their services as a (joint venture) JV arrangement. I would do the same. As for the lawyer, why spend money to "try" to make money?
