Hello BP Community,

I have tenants in an investment property that is nearing the end of the contract to deed terms.

Instead of an escrow officer, I need a RE attorney to transfer the Deed from NHI Properties to the tenants.

Any referrals please?

My LLC currently consists of my wife and me. Of our 3 daughters, we noticed our youngest (13) has a strong desire in real estate investment since she was 10. Clearly there’s a lot can happen as she grows up but I wanna plant a seed for her. I’m thinking of changing the LLC ownership to: Wife 55% Husband 40% Daughter 5% Of course I’ll do most of the work. With proper guidance This setup may improve our eligibility for greater funding to grow our business as she learns life skills and financial management. Do other RE Investors do this? I welcome your candid responses Thanks

Yes I would If that tenant is really great reward him with free pizza for consistent on time rent payments It’ll go a long way

Dan, I agree with you 100%. This "misguided missile" give realtors a bad name. I too bought vacant land & rehabs under my business name and posted on BP as well. I am in the Panhandle & this guy is in SW FL pestering me. Obviously, he has no desire, no interest and no other objective but to harass RE Investors who put a lot of sweat equity into their investments.

My advice, before you boast about the law, do a Title Search and see who the real owners currently are. Like any other profession, you have some good ones and some bad ones. I only wish more good ones (including BP) do a better job policing the bad ones. Seems like this bad apple likes to "bully" RE Investors for reasons beyond me. Please, somebody bite this rotten apple.
