Post: Anyone have success buying horse farms?

I've been told there is no money in boarding horses more than once. Yet, each horse owner that boards pays anywhere from $500 - $1,000/month to these farms and many have wait lists. Addition revenue comes from lessons, events, training, buying and selling horses. If the horse farm has a residence, that can be rented either long term or short term. I live next to a small equestrian facility that does just that. The house is rented as a STR on AirBNB for $600+/night and is totally separate of the horse farm part. However, guests certainly can pay for a horseback ride if they so choose. The farm side is managed by an onsite barn manager who also instructs and does lessons. Many of these properties have large acreage and I bet could even lend themselves to hosting weddings and other events.

I've seen others post on this topic here over the years but I'm curious if anyone who is NOT directly from the horse world has been able to make a farm property cash flow positive.

I'm New Hampshire and want to find my first investment property. I agree with the idea of sticking close to home but not sure what criteria to look for as I search. It seems like NH (New England in general) is not the greatest market to be in. Our property taxes are some of the highest in the country but like others have said, I'm hesitant to cut my teeth on something too far away, at least with the first out of the gate. Single family or multi?

This is a question for investors/flippers in New Hampshire. Can you recommend NH real estate agents who have demonstrated high knowledge and value in helping you source investment opportunities in bank owned, foreclosures, per-forclosures and before they hit the general market in the MLS? I am a real estate agent so not looking for recommendations for typical real estate agents who do primarily resale homes. I am looking specifically for agents who you can confirm know this niche and have are worth their salt, so to speak!

Excellent! And agree on the CRM. HubSpot offers a very nice one for free. And for something a little simpler, try Zoho's Contact Manager.

Hi Julie. I'm going through that same thought process right now. Looking for a vacation property that I can primarily doing STR with here in NH, ideally four-season appeal (lake/ski) and then we might use it personally when it's not rented. My goal is to realize some short term cash flow. Did you manage the property yourself? Would you look to buy another unit in the same area? Just curious, where is your current property and how many bedrooms and what are the HOA fees? I've been looking at single family homes vs. condos/town homes due to the HOA fees and risk of not always being able to do STR's.

Hi Brandon. Welcome though I must say I'm almost just as new to RE investing. I have been a real estate broker here in NH for nearly twenty years and wished I had focused more efforts on investing in real estate vs. all sales.
