I am at a crossroads in my real estate investing career. I want to quit my job to pursue flipping full time and have enough money saved to live comfortably for 8 months. I also want to buy my first multi family for passive income but that would eat up my savings and I'd have to continue working a job I dislike. Would you guys quit to flip or buy an apartment and continue working? I fully believe that if you want to take the island you have to burn the boats.

I am going to buy my first buy and hold property. I am going to buy in Memphis. I have already looked up comps and have done a cash flow analysis on the property and everything to this point looks good. The property is three units, fully tenanted. What questions should I ask the realtor before deciding to go ahead and purchase this property?

I am looking to buy a house and need a down payment. The seller would carry a loan for the remaining amount. What would be the best way to accomplish this? I am meeting the seller tomorrow to present an offer and would like to have a clear idea of how I am going to structure the deal before going in.

I would refrain from sending letters until you can find the current address of the owner. With vacant houses I leave my cash for houses business cards stuck in the door in case the owner comes back to check on it. I would start by checking the tax records.

My freind was able to get a seller contacting him on a property with high equity and in a nice area. The house is in probate and my friend was going to try assuming the loan on the property. Is this possible with a probate house? If it is are there any special forms you would need? He is meeting the seller in a few hours. Thanks for help BP!

My friend recently got a lead on a vacant building. He was told the house has been empty for about 1-2 years. When he ran a search on the building he found it was in a trust with the Beneficiary being a nursing home. We were wondering what the best route would be for him to end up making an offer on this property. Who should he talk to to at the nursing home?  All guidance is appreciated. Thanks BP community!

@Mike Makkar I'm using the term reno for renovation. The property is going to need some work.

Thanks for the advice @Mike Makkar. What would you do if the property required a heavy reno? Deduct it out of the 75k?
