I have been looking to buy a duplex using seller financing and am ready to make an offer. I am not using my an agent so I'm wondering how do I write out my offer and submit it?

I am looking at a set of duplexes to buy in a rural CA town.  The seller is offering seller financing and I am trying to find the right price to offer. I can not find any comps in thr area. What would be the best way to value this property? I was thinking about shooting a low low offer to alleviate some risk or possibly doing a cash flow analysis on them. In total there are four units. Two that are tenanted and two that need to be rehabbed. Any advice is appreciated, Thanks!

Hi, my name is Nathan Gasti and I live in Long Beach, Ca. I have been researching a commercial property that I am interested in purchasing. I have called the tax assessor who has no record of the property being at the address I provided and I have called the contact numbers on loopnet as well as sent messages on linkedin to the names that were listed. I know the name of the business that was there before the property was abandoned, but can not get any leads on contacting the owner now. Does anybody have any ideas that can help me locate these guys? The property is in a prime location and I want to know why it closed and whether or not I can purchase it. Also if anybody wants to join a joint venture with me on this property i would be interested in showing it to you. Thanks

I actually just came from one of their orientations today where I signed up for 3 day training course. A lot of the complaints that I have been hearing could be avoided if people would just pay listen at the meeting (although NWAC may not have made these disclaimers in the past). They tell you up front that as a beginner you will make only 10% of the profits from deals that you close, which makes sense to me since they will be doing most of the work and teaching you what to do. They also tell you that to become a partner level there will be additional fees and additional courses. I have not taken any of the training myself yet, but I am here to give an initial opinion of this company that can be trusted since I am not yet a member. A lot of these reviews make me want to take back my money and run from this organization, but I am still going to give them a chance since to many people these days expect something for nothing and feel taken advantage of when they are surprised with hidden fees (That wouldn't be hidden if they paid attention).
