Been a busy week so far.  Got 4 deals signed. Contractors have already been to all of them. Here’s the numbers.

303k plus holding costs, buying costs- including insurance,

Hard money fees, utilities, taxes - 12k

Commissions - 20k

360k - 315k=- 45k net profit - 40% to broker for managing rehab

2- high end suburb of Cincinnati Ohio

Purchase price 283k

Rehab - 45k

Buying and holding costs - 13k

395k - 341k= 54k profit

Here’s one of the other properties we have - all the numbers are in. Also have full video of the property and rehab bid- if you contact me I can send over to you.

The contractor who bid this is doing a flip with the broker a short distance away.

1- 1733 berkley Cincinnati Ohio 45237- video attached.

Purchase price - 162k

Rehab - 59k- ( I have a bid I will send if you contact me )

ARV- 275k

Home is a 3/1.5 and 1766 sq ft now

The bid includes building out the basement and making the home almost 2300 sq ft and a 3/2 - could easily make a 4/3 if we decided too.

Comp 1 - 1807 Catalina ave - 3/2 2007 sq ft sold for 254k on Oct. 21st. With our additional square footage and bed and bath we should get 275k- 280k

Comp 2 - 1748 mills ave 3/2 1648 sq ft sold for 240k- 500sq ft smaller than ours.

Comp 3- 1636 rose pl 3/2- 1738 sq ft ( they finished the basement like we’re going to do.)

Sold for 260k on sept. 13th

Comp 4- 5310 globe ave sold for 200k on aug. 6th- 1233 sq ft 3/2 - so 1000 sq ft smaller than ours and still sold for 200k


Numbers I have for this project

162k purchase

59k rehab

2k insurance and utilities

6,000 in loan fees and closing fees

(227k)

21k in commissions to sell, project management fee and 1.5% closing costs over commissions

275k sales price
- 21k= 254k

254k- 227k= 27k profit

On this one you're keeping that profit as it's not a JV but set up as a management fee - you could always change that if you want with the broker but that's where it's at as of now.

Okay so this will be a busy week. Here’s what I’ve got

1- OKC- officially in contract. Have inspection period for buyer. Escrow due this week of $500 but is refundable within the inspection period time- seller is not that worried about extension of needed.

42k purchase ( hard money lender I know said they wouldn’t lend because rehab is more than purchase)

65k rehab ( have bid from GC doing flip on same street)

165k ARV- home being flipped down street by Broker going to be listed for 199k.

Broker who's managing their own flip down the street is willing to manage rehab if asked as either JV partner or project manager.

2- Altamonte Springs FL- Purchase price 120k- rehab -40k- ARV- 210k ( property manager who runs my jobs their walked property and sent video today ). He's willing to be a JV partner to manage flip if asked ( usually is) or he may manage the project for a fee ( whatever you work out with him is fine)

3- Oakley OH- Purchase price 200k, rehab 45-50k ( GC walked today and gave verbal bid - will have full bid on paper tomorrow) ARV- 350k ( there's a comp at 408k but I'm going conservative) broker willing to manage as JV partner if asked

4- Norfolk VA- 180k- rehab very light - 25k - ARV - 260k based on a couple comps right down the street

These properties are ready to go under contract by end buyer - escrow will be required but refundable until the end of inspection periods- which we have on all of the properties.

Hi Jonah. Thank you for your service!! Congrats on looking into investing and setting yourself up for a bright future.

The loans that will be available to you Should allow you to get your foot in the door. A duplex is a great option to start for a small house hack. My grandparents retired at 50 by owning duplexes while my grandfather served and paying them off over time.

Hi John. Thank you for your service! Cleveland and Norfolk can be great markets for cash flowing. Biggest thing is making sure the area you’re buying isn’t high crime and people desire to live there. There’s so many great markets around the country that are solid areas that produce great cash flow. One thing to consider is the weather. In areas that have deep freeze winters the maintenance can be much higher on a property than in a more neutral climate.
