Been a busy week so far.  Got 4 deals signed. Contractors have already been to all of them. Here’s the numbers.

1- Home near Orlando FL

Purchase price - 268k

Rehab - 35k

303k plus holding costs, buying costs- including insurance,

Hard money fees, utilities, taxes - 12k

315k

Sales price - 380k

Commissions - 20k

360k - 315k=- 45k net profit - 40% to broker for managing rehab

2- high end suburb of Cincinnati Ohio

Purchase price 283k

Rehab - 45k

Buying and holding costs - 13k

341k

Sales price - 420k

Commissions- 25k

395k - 341k= 54k profit

30% to broker for managing project

3- Birmingham AL

Purchase price - 107k

Rehab - 30k

Buying and holding costs- 6k

143k

Sales price - 190k

Commissions- 12k

178k- 143k= 35k profit - 40% to broker for managing project

4- High end suburb of Buffalo NY

Purchase price - 210k

Rehab- 150k

Buying and holding costs - 15k

470k- 375k= 95k - broker gets 30% to manage rehab
