My suggestion would be to lend money as a private lender. 60% LTV. The borrower needs to put their own money in for the rest ( no 2nd deeds allowed). Charge 10%.

This allows you to pay your debts and make a profit. Plus it allows you to avoid buying a property in this market near the peak. In case the market does shift - you’ll be In a  position as the 1st lender to own a property  free and clear for 60% of the previous market value.

I would be careful about buying right now. The market is bound to turn and if you buy something now you could be in a upside down situation on your first house.
