Good morning,

A quick question regarding marketing via Free Classified websites. Is anyone still using free classified sites to market for Motivated Sellers? If so, can anyone recommend any best practices?

History: At one time (when I first began marketing for LPO leads for a fellow investor) the Free Ad Sites were the place to go to find motivated sellers. Now, either I'm not posting in the right places of i.e Cragslist / BP etc or my ads aren't as well constructed as I think they would be to attract motivated sellers. I have noticed that it has become a little more difficult to Find FSBO's and such on these popular FREE sites, however,

a) Is anyone still using them? if so,

b) what have your your results been like of the past 30 - 90 days?

c) how can I get better at marketing (in general) & marketing for Sellers any suggestions would be helpful.

The current changes in CL doesn't really bother me to much, I just want to know if I'm waiting my time? (Feels that way to me) I've been really using Cl / BP and others to post ads to generate traffic to my site

@bill gulley, Thanks for the information.

He's not hard up for cash (that's for sure) lol however, I'm confident that he would seriously entertain the financing idea, being as though he would still be getting money from the property.

I hadn't found a way to change my listing from BD to Wholesaler as of yet, that's why it still remains. I'll be speaking with the seller today. I'll keep you posted.

@Bill Gulley, 1st answer, No real interest in the property at the current price & the seller is not willing to go below what we have already agreed (ergo the semi motivation) so in essence my price is to high for most Buyers for this one. No restriction that I have found (the property is owned free & clear 'no mortgage)

2nd, I wasn't looking to not include the seller in my thoughts of additional option ( I would contact him to see if he would be interested in doing selling finance (Should have put that into effect as an option in the first place)

3rd, I am flipping the current contract for this property.

Last, so if I were to bring an interested party to the table if (Seller would be interested in doing financing, would it be good business to ask for a referral fee, or do it just as a give away, in hopes of getting future business from the interested end buyer, for future wholesale deals that i have or will have?

Hello, I'm Darieal. I've been learning the Wholesaling Business for a little while now and have at least completed a deal. I'm coming to you for some advise, direction &/or Clarification.

I currently have a Property under contract (Zone Mufti-Family Cash Flow property) with a nice monthly income with a semi-motivated seller ( I only say simi because he is an older gentleman will to unload this property. But not super motivated. So, with that being said and looking to answer any and all questions that come about, how can I turn around and make this wholesale deal into a Seller Finance deal? If I'm posting in the wrong area please excuse, however, being as though this deal started as a wholesale opt, the inquiries about the property have been more on seller financing now.

The Property is a 3 Story (zoned Multi-Family) Phila. Pa.

Owned Free and Clear (No Liens, judgments etc.)

Property being offered at $130k

ARV: $190k

Monthly Income: $2700.00

I'm looking for the best way to help the seller, my end Buyer and myself get what we all want.

My first deal went pretty well. Learned a few things.

  • Become better at communicating with the Owner/Seller on what to expect
  • Clarify what your/my role is in the transaction
  • And make sure that the seller has all of their questions answered.

I made a few Dollars and she is debt free and my Buyer is happy with his new property. Win/Win/Win.

On to the next one! Have a new property under contract now & working on more!

@Bill Gulley , Thanks for taking the time, it just seems like it's so much to take in, and that was part of the reason for not moving forward in the beginning. Trying to make sense of it all. I guess that goes back to eating an elephant 1 bite at a time. Thanks again.

Good morning all, Darieal here!


I've been a member of BP for some time now, and still haven't gotten the full benefit of the site. What Posts or forums would anyone recommend to view first?

Just a little history, I started in 2011, bought a few courses and began getting Analysis Paralysis.

Finally, I set on a path and started marketing for Buyers and Sellers after months of not taking any action. Now, I’m closing on a deal tomorrow and have another that I just contracted. So in essence I suppose I’m starting all over with BP. I’ve become part of a few social media groups and have been doing ok, however, BP was the first place that I came across and would like to finish what I started here.

To Jamie,

CL is the only site that really requires using HTML for your ad, Backpace, ebay classifieds don't. you can save the image ad as a jpeg and upload it as a image with text.

As a property locator searching for Seller's, I've been creating image ads for CL as well, however, the response rate has not been to my liking. if it would be possible would you/anyone mind offering some suggestions on creating a more eye catching ad as far as wording for example? I'd be willing to forward an example of an add for critiquing.

I'm just trying to figure out what I'm not doing correctly!

Steve, your comment is appriciated, however, how does your comment answer my question(s), offer any advise, provide information or helpful in anyway!

I was told that this was a place of support and information, was I mis-informed? How does that help me in any way?
