@Tyrus Shivers Yes, I have spoken to him and he seems a little unconcerned about my issue, however, my next step was to see if he would sell to me.

I'll get back to you with the results & the specific law that was referenced to me.

So the question is what can I do about the property next door?

I'm rehabbing a property and the one next door is so horrible (Smell, condition etc.) I feel that it will prevent me from selling the property that is being rehabbed.

The property was left to the owner by his mother (I believe there may be some personal challenges the owner has) not to be or sound insensitive.

What can I do? how should I handle this situation & most of all is there any type of law that would assist under these circumstances?

I'd like to have this resolved before the rehab is completed, if at all possible.

Hello all,

Would like some feedback about these two property leads that came in from 1 owner. A lead comes in from my site for one property, conversation goes into getting 2 for 1 possibly. The problem is, both are total rehabs. Property 1 & 2 are both mixed-use properties

Property One:

  • Originally had 3 - 2Bds/1 bath w/ a commercial space on the 1st floor (city site does show it's zoned for mixed use)
  • Full Rehab / ARV anywhere between 85k-130k
  • Rents being about 850.00 9 2bd/1bath w a commercial space that could be converted to an additional unit.
  • Rehab started (Gutted) but nothing else

Property Two:

  • Details are pretty much the same, but in a different area of the city.
  • Two - 2-3Bed/1 bath w/ commercial area on 1st floor, that could be converted to an additional unit.
  • Full Rehab needed (Roof needs to be done)

She is highly motivated! Just want to make it make sense for my end buyer!

So my question would be: (1st time dealing with a property w/ mixed use)

  1. How do I account for a full rehab for this property when running the numbers?
  2. The area for the 1st property is best suited for tenants having a vehicle although, transportation is available.
  3. The cap rate on both would say "walk away" though!

Scheduled a walk through of both for tomorrow, so any input would be helpful.

Good morning to the group, My name is Darieal, from Phila. Pa. I'm looking to trade my time for knowledge and experience. I've been apart of the BP community for some time and just over the last year have gotten myself to the point that I'm comfortable with the knowledge and experience that I've gained.

With just a few deals under my belt, I'm looking to strengthen my all around skills and abilities. Some of the things that I am comfortable with are your:

  • normal administrative duties
  • property clean up for showings
  • call follow-up,
  • showing properties
  • taking pictures of properties (although, I'm no photographer).

BP was the first SM outlet that I found, and stepped away for a while due to the ever so popular "Analysis Paralysis". Found some great information in another area of the REI community as a whole, which has been great getting me to this point however, it's time to ramp it up!

I'm back and in full swing to make this year better for others as well as myself.

Will you help me?

@Jonathan Mednick & @Mary B. , thanks for the additional input. I apologies for the late response.

It is funny though, he didn't want to provide any information on the properties at all until he/the bank received LOI & POF information.

I sent him an email expressing my concern with not having any information to offer my Buyers ie, address, a break down of how many properties in each area of the city etc.(was very professional) and even offered some references on my part.

However, since I sent the email I have not had a response or call regarding his "so called" off-market properties.
