Thanks Jason,

We have been sticking to our numbers as well. HGTV while cool to watch, guru camps ( every year in our area) and the current RE status has been making it tough to get deals that make the numbers work. It's been said here on BP, " No deal is better that a bad deal"

We were using Cozy until Apartments.com took over. It's been pretty seamless since the switch over.

@Account Closed, It's great what you've done John, however money is always needed when used properly, even with the best of grades a student without money and or scholarshisp will not go to college or maybe even a trade school. Perhaps this is not what you meant, but money is always needed. I grew up with both of my parents my dad was very good with money. Grew up in a nice middle class neighborhood with friends like me but mostly not. I have been blessed for sure. In my day you could get a job with a good company ( without a college education) stay move up make really good money, have a pension, 401K, etc. Now I understand everyone black or white does not have the same experiences, but I can tell you stories that have happen to me growing up that you may have only "heard" about, but almost all black men know all to well. Money afforded me to live in a very nice neighborhood and provide for my family. Yes, you are correct, I knew how to read, balance a check book, etc. I don't fit in a box I have done many things more than some, not as many as others, because of money and where I grew up. I never, ever thought of myself as a victim, most of all of my black male friends are professionals because they went to college and are married to black professionals, just like the Cosby Show, I've had silly people tell me back then, that is only on TV, yeah right! These people needed to get off the couch and get our of their own neighborhood, by the way all of the people that told me this were white and believing all of the hype of black life that's good is only on TV... NOT TRUE! TV, the media, shapes how Americans live ( a lot of them not all). I don't believe the hype because I have seen it differently in real time.

Hope you keep up the good work, education is needed so it money and DRIVE!

@Mindy Jensen, Hi Mindy I forgot the @ lol.

I like to play tennis, ride my bicycle, travel a little. taking my daughter fishing. I like to read about great things black people have done ( like Garrett Morgan invented the traffic light). Reading about Kemet, I dance salsa with my wife, fly RC planes with my brother ( more his thing than mine but fun). Best of all I still ride my motocross bike on a track ( I use to race motocross).

Great Job! I like how you had family members in the area and used the bank to inspect the work being done before the draws were allowed. For me that was a big plus due to the fact you were investing out of state.

How old will you be if you don't buy?

Property that makes you money does not care how old anyone one is cashflow is money in your pocket at any age. I'm over 50 and still invest.

Don't get caught in the " too " syndrome, I'm too old for this too late for that. Live now, go for your dreams/goals.

@Account Closed You have a lot of good advised and thoughts here from BP. If you want to make peace with them try that if not don't renew the lease, go through the property and start fresh.

@Account Closed Flipping is still good to build your cash streams I'm sure you know this. Rentals are very good for more of a passive type investment. We only have one 3 unit, purchased as a REO well below market value did the rehab did the back ground checks on the tenants and automated as much as possible. So far it has been a blessing and running on autopilot. Trying to get the next one has not been easy, but we keep marching on.
