Asking questions to a realtor

So, I’m ready to start looking into a realtor. What questions should I be asking to make sure I get the right realtor for me?

Hi Aaron,

This one is tough to find. Not many realtors invest themselves and know exactly how to help investors.  Here is what I do for my clients and you can see if you can find the same traits in other agents. 

1. I have a conversation and I find exactly what you can afford and what you are looking for. Then I quickly tell you the reality of the situation. Example if you have $50k I would say based on your savings and type of property you want you can buy this and this is your return. If that works we move forward if it doesn't our conversation ends bc I can't make something appear in a market that doesn't exist.

2. If it does work, I literally do all the work and heavy lifting for my clients. I find them the deal, figure out the ARV, comps, rents everything. All they have to do is say yes let us take a look and we go from there.

3. I update them every week if there are deals or no deals. The best thing you can do is give your agent feedback and just respond. Like hey, Frank thanks for the email I don't like these. If you don't respond after a few weeks I cut you off.  This is supposed to be a back and forth relationship and we need open dialogue to achieve your goals.  No response, I figure you are no longer interested. I only work with serious people. I'll jump over a mountain to make it happen for you at the bare min just respond. 

4. Your agent should go over reports disclosures and comps with you when you are ready to make an offer.

5. Once your offer is submitted need an update daily on the progress.

I am not sure if your agent will do all of these but at a min they should #1, #3, #4, #5.  If you are a serious buyer you should be able to attract a great agent.
