@Ryan Dossey I really like your simplistic and friendly non-salesman approach on the voicemail. At 1st I considered recording a voicemail along the lines of screening the call with a few questions but after reading your post it made me reconsider. I feel that motivated sellers will pitch themselves by simply asking them to "explain the purpose of their call" as you mentioned. 

It just seems like a realistic possibility. Maybe i'm wrong as I am a newbie but I truly feel giving the lead the opportunity to speak freely to a voicemail and simply asking for their reason for calling they will open up and spill their reason for selling which then will provide me with some great info that will make the call smoother and give me a heads up on how to handle this particular lead. Such as:

-Is it an inheritence?

-Is it a tired landlord?

-Is it a back tax property?

To name a few.

Thanks Steve Bracero for your reply. I do like your idea about creating my own font and then making mass copies. Definitely a time saver and something to look into. As far as talking to the homeowners who call back I'm sure may be a lil tough at first due to the fact that I want to gather all the pertinent information from them in order to make a strategic and educated offer. I have always considered myself a great people person and quite good at conversation on the phone or in person. My main concern is getting the info By asking for the necessary info without being monotone, nervous or sound like a pre-recorded survey due to my nervousness until I gain that confidence in myself. Being that I believe most people struggle with the 1st few calls because of A) Excitement because they received their 1st lead and B) lack of confidence or fear of knowledge if the owner has any questions that we may not know the answer to. I plan to be honest and if I don't know something I will say something along the lines of "Well Dave in order to give you the most accurate information I can get back to you on that after discussing with my business partner" or something along those lines in order to buy myself time to be truthful and honest and not just spill some nonsense. Of course until I have the knowledge to rebuttal or answer on the spot. I know it will take time. Also I plan to use a voicemail service to have the home owner leave a msg with reason for selling, how much they are asking, minimum they would take on a cash offer, and how soon they are looking to sell? I believe with these few questions already answered and that information gathered I will be much more prepared to speak to the home owner.

Steve Bracero you are absolutely right. I have noticed in other posts that this subject has been debated in great length. Funny you should mention this in your response because I just got through my 1st hundred hand written letters and my hand wants to fall off. Along the way I began to think that... If YELLOW LETTERS are so common and popular and most of my competition is doing it, then why not type up my letters to look like a flyer? With BOLD & LARGE letters on the CALL TO ACTION portions of my letters and saving my hand from this torment jaja. While still maintaining the hand written touch on the envelope. I have heard of YellowLetters.com for outsourcing but seems like I will have the same issue of LOOKING LIKE THE REST especially when it is very common business used by other investors when outsourcing. But nevertheless, I am just a newbie and these are just some thoughts and concerns I have. But please feel free to educate me as I am willing to listen and learn. Thanks!

Thank you very much @Claire Trammellnit's reassuring to hear from someone who specializes in marketing and yellow letters. You actually answered the question I forgot to ask which was how often or what rotation I should be using on my mailers. Thanks again and hope to use your company for my postcard mailers.

@Aaron Mazzrillo wow just read the article after finding this post while searching for Shawn Watkins when his name was mentioned on podcast 32 with Will Barnard. Goes to show and reconfirm there is NO SUCH THING AS GURUS!! No shortcuts to success. It's about hard work and due diligence and putting in the grind and hustle. Glad I saw this while just getting started in my REI career.

Just wanted to share what I started and where i'm at and hope any seasoned folks out there can chime in and let me know how they feel about my 1st marketing campaign. I have hand written 250 yellow letters with the hand written envelopes, I generated an absentee list of SFR - Duplexes - Triplexes, with 50% or more equity, purchased at least 10+ years ago, in my desired/target zip code, home last purchased at market median and below.

From what I have read and gathered on other posts is that focusing on say a 250 count list and generating 4-5 touches and working those leads thoroughly works best as oppose to a 1000 leads and only sending one letter (due to man power restraints) when you are a one man team. My plan is to send a mix of letters and postcards. I also plan to place bandit signs in busy intersections and roads in my target area while doing some D4$ and doing some knocking on distressed properties.

Will keep track of my success rate for each marketing strategy and hope to have my 1st sale soon to share with you all.

Any feedback would be greatly appreciated. And for clarification purposes I will be wholesaling.
