Starting my 1st marketing campaign

Just wanted to share what I started and where i'm at and hope any seasoned folks out there can chime in and let me know how they feel about my 1st marketing campaign. I have hand written 250 yellow letters with the hand written envelopes, I generated an absentee list of SFR - Duplexes - Triplexes, with 50% or more equity, purchased at least 10+ years ago, in my desired/target zip code, home last purchased at market median and below.

From what I have read and gathered on other posts is that focusing on say a 250 count list and generating 4-5 touches and working those leads thoroughly works best as oppose to a 1000 leads and only sending one letter (due to man power restraints) when you are a one man team. My plan is to send a mix of letters and postcards. I also plan to place bandit signs in busy intersections and roads in my target area while doing some D4$ and doing some knocking on distressed properties.

Will keep track of my success rate for each marketing strategy and hope to have my 1st sale soon to share with you all.

Any feedback would be greatly appreciated. And for clarification purposes I will be wholesaling.

Thank you very much @Claire Trammellnit's reassuring to hear from someone who specializes in marketing and yellow letters. You actually answered the question I forgot to ask which was how often or what rotation I should be using on my mailers. Thanks again and hope to use your company for my postcard mailers.
