I am new to the site and quite late on this thread but hopefully can get some replies. I also live in the gwinnett area, Lawrenceville to be exact. I am interested in wholesaling in the gwinnett area as it may not be as saturated as Atlanta and inside the perimeter. Also feel like there is a lot of potential in this area. Wondering if anyone has been active in the Gwinnett county area and found success? Also, I'm open to networking and plan to join a local REIA meeting to network with locals folks. Well, look forward to hearing back from some of you guys on the thread.

@Brett Snodgrass so happy to hear u mention craigslist as a potential lead source as I been on there plenty lately trying to weed out the good from the bad. How do you go about doing it? What is your process? Key factors and criteria? I see posts and seem like good deals as far as asking price but without being an agent how do I see comps in the area to know what the potential ARV is?

@Brett Snodgrass thank u very much for that great response. I will definitely read that beginner's guide immediately. As for the mentorship it is something I am most definitely interested in and actually have a friend and client (I'm a full-time barber) who has been wholesaling for 3 years now and has been great help and honestly the reason for my interest in REI. I have offered him a split on any property I get in return for his expertise and mentorship and he has agreed. So i'm good on that part. Plan to purchase my 1st mailer list today from listsource and get started. Thanks again for the great response and hope to share my 1st success story shortly.

So I have made the decision to enter the world of wholesale and been learning tons on all the helpful and insightful posts on BP. As you would expect I have plenty of questions like how to build my buyers list? What are the best marketing tools in my market to find sellers? How to properly assess property damage and amount it would take to repair? Just to name a few. I am also interested in attending REI meetings in order to network as I presume it would be a great way to gain valuable information and key networking opportunities with some local buyers and investors as well as other wholesalers in my market. Please share any information about meetings in my area. And of course any valuable information for a newbie who's searching for the answer to the biggest questions, WHERE AND HOW SHOULD I BEGIN MY WHOLESALE CAREER?

I am a 32 year old family man who's FINALLY hit a wall of reality and looking to educate myself in order to break free from the "rat race." Recently began to invest in my financial education and ALWAYS had a strong interest in real estate. After a few books and online research I've come to the conclusion that wholesale is most likely the route I would like to begin my journey into financial freedom and real estate. Looking for someone in the Atlanta area who would be willing to mentor and groom me in the wholesale business.
