As long as you got everything to you lender they requested in a timely manner there is really nothing you can do to speed up. Depending on the bank and as long as everyone involved you can close in 15-30 depending on bank

I'm a broker/owner of my own real estate company. I will never make the amount I am wanting to listing and selling property. I have an investor guru that's is mentoring me which I'm thankful for. He tells me I should start investing through leases with options I haven't researched "options" yet. Can I have advice what's the point verses listing and selling lease options but hasn't elaborated on exactly how to yet.

I've heard you are trying to cause problems for the sellers because you can't buy. My suggestion as the listing broker stop harassing the sellers before they get a restraining order.

I have a 32 Unit Apartment complex listed in a low income area but not a bad area. The town is White Hall, Arkansas. Its listed for 130k the renovation cost would be around 275K. The units will rent for $500. That's $16,000 monthly $192,000 anually. I think renovations will take about 3-4 months. I would need partners or investors. I have already gotten the bids from good contractors. My question is, is this worth doing?  is there anyone on here that would be willing to partner or fund?

I'm not sure why it reposted my last post. I do a 70/30 split. It's just me and one agent I will have 7 more in the next month 2 have their license and 5 are going to school. I have plenty of training material. I was not trained when I started. I did 5 million my first year. I want my new agents to feel like they are important. I want them to be very well trained in first month. If the agent wants to just put a license on my wall and not work my company isn't the place for them. There are plenty of unprofessional realtors they will not be with me. I will be there to hold there hand and teach them everything that can go wrong

I'm a broker in Arkansas. I like Keller Williams but their commission split stinks. I'm not all about a franchise I believe the agent is there business. Meet some brokers pick one you get along with. Go after fsbo's expired and go after referrals you make more on listing referrals than fsbo's. Sign up on zillow as soon as you make enough money. Make it a habit to go to work before everyone and quit later than everyone. If you work 12 hours per day 7 days per week your first year you will do awesome the rest of your career
