32 Unit Apartment Complex Would you buy?

I have a 32 Unit Apartment complex listed in a low income area but not a bad area. The town is White Hall, Arkansas. Its listed for 130k the renovation cost would be around 275K. The units will rent for $500. That's $16,000 monthly $192,000 anually. I think renovations will take about 3-4 months. I would need partners or investors. I have already gotten the bids from good contractors. My question is, is this worth doing?  is there anyone on here that would be willing to partner or fund?
