Thanks Christopher Brainard that's exactly my concern. The local Vegas market is difficult to do the kind of investing I'd like to learn to do but also I'm concerned my risks go up and learning opportunities go down trying to invest out of market.

Hi Jason Poelma I'm a local investor just starting out. Just posting something along this lines a few minutes ago. Do you get the feeling the Vegas market is too expensive to get decent returns?

I took a real estate friend of mine to dinner this week to pick his brain about REI. I'm just starting out and in addition to reading as much as I can get my hand on. I'm reaching out to friends who are already in real estate. He's a long time agent and runs a successful property management business here in Las Vegas. I asked him about the possibility of doing some BRRRR investing here in Vegas with either single-family or mult-family properties. It was his opinion that the cap rates in Vegas right now are just not advantageous to doing that right now. He suggested I look out of market somewhere like Memphis or Texas. Any local Vegas REI have an opinion on that either way? Any one else have opinions on investing out of you local market?

My wife and I rent out our casita on AirBnB and have been having great success. Only one bad guest in close to three years. AirBnB is very easy to use and their fees are much lower than HomeAway/VRBO. 

Be aware, short term rentals in some areas of the Las Vegas valley are technically illegal. There was an article in the local paper yesterday that discussed the issue.

I'm interested in this strategy as well. I have substantial equity in my primary residence and a good LTV ratio, roughly 20%. Zero consumer or student loan debt. Just our mortgage. A decent emergency savings build up but still a ways to go.

I'm looking at funding the purchase and rehab of a four-plex in Las Vegas with a HELOC.

I'm definitely on Step One. Working my way through the BP Podcasts from the start. On episode 17 right now. I've finished the Beginners Guide and I'm currently reading Investing in Fixer-Uppers by Jay DeCima. My reading list grows with each new podcast though the books I keep hearing repeated are quickly rising to the top of my list. As I learn more it's helping me to define my niche. I have a full time job and will probably keep that for the foreseeable future. That's definitely steering my focus away from flipping and wholesaling.

For those properties with positive cash flow; I wonder how many of you set aside a certain percentage each month to pay for income tax. If so, I'm curious what the average is. My wife and I currently have an AirBnB rental and we carve off 25% of all rental income to pay for taxes at the end of the year. If there is any left over, bonus.

I'm interested in learning as much as I can about BRRR. My goal is for my wife and I to purchase 3-5 income producing properties in the next 5 years. Probably looking at multi-family units but admittedly, I'm still learning so that may change.

I have two long time family friends in real estate locally who I will reach out to for advice, one is a buyer/seller agent, the other primarily does property management. Neither have much focus on investment property, to my knowledge, but I could be wrong.

If there are any local Meet-ups I should be aware of, it'd be great if someone can point in the right direction there. 

I'm a photographer, graphic artist and I have a pretty snazzy little video rig that would work great for creating video walk throughs of properties. So, if someone here finds that of value, perhaps we could trade some knowledge for some media work.

I'm exploring getting my real estate license.
