I'd echo what many have said here so far; the multi-family market in Las Vegas is almost exclusively in not so nice areas. As @Omar Merced said, you might have some luck buying in an area that's in the path of progress but that's big gamble in my opinion. Not saying don't do it but caveat emptor.

Welcome @Michael Schwob I urge you to attend any of the REIA meetings you can here in Las Vegas. They all offer something a little different. @Phillip Dwyer's Bigger Pockets Meetup is very low key and you'll get plenty of chances to meet and network with active Las Vegas investors as well as hear recent case studies. The Outback is also good. A MUCH bigger meetup, so it can be a bit intimidating from a networking stand point but I've always learned something valuable.

It's small potatoes in the grand scheme of things but it is very much against AirBnB's terms of service to do an outside transaction. Don't ever do that again! When a guest or host asks to make a booking "offline" it's an immediate red flag, not to mention payments with cashiers checks or money orders. Had you booked through AirBnB, you'd at least had an additional layer of protection.

If they are still operating a listing on AirBnB, definitely send them a complaint to get them to ban the host.

I'm sure there are people who can speak to this better than me but right now I would say Las Vegas is a seller's market. Inventory is very low and sellers are asking pretty high prices. Use caution, A lot of people, including me, got burned pretty bad because we felt the need to "get in the market" while it was going up. I ended up buying a condo in 2005 that had doubled in value in 12 months. That didn't end well.
