Post: How do you know title is clear?

Hi, I'm looking into buying foreclosures at auction, which doesn't provide a lot of time to run a title search prior to the auction. I know I can call the town to find out about back taxes, water liens, etc, but without a title search, how can I confirm that there's no other title problems? Any information on this would be greatly appreciated. Thank you, Neil

Hi, My friend and I are forming a company to begin flipping houses. We're going to generate leads via direct mail and cold calling. My question is, should we do business under an LLC or S-Corp? What do most flippers do? Please let me know your opinion and reasons why you use one over the other. Thank you, Neil

Tom Cafarella Hi Tom, I wanted to ask if it would be possible for my partner and I to take you out for coffee sometime? We want to meet with you to pick your brain, but to also see if there's any way for us to provide value to you. We're both in medical device sales and come from a copier sales background aka we've done our fair share of cold calling. We have chipped our teeth for several years generating leads via in person cold calling, over the phone cold calling, mailers, you name it. We're not afraid of getting in front of people or working hard. A little about us: We're both part time real estate investors and have a combined four rental properties between us. We're looking to expand our portfolio and are going to start a direct mail campaign soon. Our end goal is to build long term wealth by developing as many rental properties as we can. In Dorchester, you can rent a 1BR for over $1,000 a month. Even if it cost $60,000, that's a 20% cash on cash return. That's incredible.

Indra H. , how much are 3 families on the low end to the high end in Springfield for let's say a 4BR one bath per unit in a better location within Springfield aka non section 8? How about in the areas close to WNEC or Springfield college?
