  1. apparently in all of USA, per IRS.
  2. thus all the more reason to REQUIRE, per IRS, of all your contractors/subs, their corect SSN/TIN, as a condition of hire.
  3. what should be used to request it, litigiously, then? a W-9 form as part of the hire package?
  4. since they might fail to fill it out, on the premise they're an indie not an employee, i'd probably then go as far to write into the contract that the independent contractor cannot be paid per IRS, wihout an W-9 certifying their status as a payee.

Doesn't matter what does it for 'me'. I'm not a a US credit bureau, nor government agency. So far I have never ask a person or entity for their SSN or Tax ID, only their drivers license # and all vehicles' license plate #s  *unless* IRS indicates I must in writing. Usually, its on their paystub though. Anyways, Your statement above implies that in the UK the SSN equivalent is NOT required, and thus that in the US it is required, to run a credit check.

Are you proposing a way to check a person's creditworthiness for renting an apartment, with the US credit bureaus, without SSN? (Or stipulating that only a government agency can thus check a persons credit without 'misusing' the person's unique identification number?!)

I'm all ears, and apologize if I've missed where you shared this method already.

i never even heard of any of the ones listed on bigger pockets' list (pasted below for reference), nor come across any BPers mentioning any of them in my past few months new here. perhaps they did here and there but i didnt notice.

anyways i did come across rentshare.com mentioned, but a google search for a BP topic on that company didnt surface any.

would anyone recommend them or have any input on them whatsoever? or offer a 'better' alternative? thx

most HOAs in my limited experience (i sorta despise hoa's, sorry!) want to see at least a rent to own purchase commitment with seller financing.

cuz most rent to own agreements tend to look like a lease which only offers the OPTION to buy =/

so, couple months ago i settled multiple unsecured credit cards and now finally they are reporting as closed (by the consumer) and settled (for the amount agreed; a few say for less than the full amount, though).

my fico/credit score is still terrible, low, though, at 528. last year, it was in the 700s but then i splurged at home depot and realized i may as well just default on all those credit cards and let them go to collections cuz i heard they settle for around half. besides i was going 'blind' (severe postcapsularhaze) for some time after a traumatic head-on injury and even after eye surgery in both eyes so my credit score was the least of my concerns.

anyways i'm wondering now that i do not have nor will i open any new lines of credit (no more credit cards, no more cell phone contracts, no mortgage, no auto loan, etc) indefinitely, how long might it take for my credit as far as 'score' to be back up to qualifying say for an FHA?

a year or two? much longer?? or do i have to wait for the negative credit card histories (ie, 180+ days late before closed) to drop off my credit record more completely in like 7yrs or whatever the current cutoff is?

do i now need to open secured lines in order to build it back? i havent ever considered starting a business line of credit (as my organizational endeavors are more in the nonprofit arena, not business) but might be open to that too if there is a way to start a business line of credit with no good personal credit to back it up with in the 1st place =/

luckily CA doesn't require special nor separate account even if one has alot of rental properties as long as don't withdraw it (any, even 1 cent) from your personal or business or whatever account until after itemized notice of debits incurred issued to tenant(s) within 21 days of their exit, or upon sale/transfer of property.

I'd want to start fresh with the sale contingent to closing vacant, allowing for new tenants and new rates clean slate, as theres so many variables like which tenants have month to month and which dont? the sale would be perfect excuse to accelerate all leases and terminate (if legal to do so in ur area).

anyone u want to 'keep' or consider keeping, ie ur coworker, u can negotiate a new application & agreement with.. everything's negotiable.

good luck with your closing, tenants, and new rates.

Due diligence. Never buy a property without checking that the # beds/baths matches that on record (ie, dept buildings records, city/county asessor's/tax record details for the property, and/or certificate of occupancy).

many city/county departments of building records will even display the active C of O on their website which typically spells out the # of stories, bedrooms, bathroom, and if a basement present, if it is full or partial, finished or unfinished. any work done would update the C of O (ie, a garage later added would show some sort of addendum file to the C of O).

again, if occupants are 'using the basement for sleeping' that a big red flag for prospect buyers to now do their homework and find out if that's a violation/liability or not based on official records.

a CALL? thats weird, i would think they'd just show up and try to inspect and if nobody answer then leave notice and/or try calling owner on record to make appt

adding an extra room or even erecting a wall tends to require a permit first & inspection upon completion. 6 students crammed in a what, 1 bedroom unit? yikes! 

i've heard the HUD golden standard/guideline is 2+1 max persons total per bedroom (2 in bedroom area and 1 outside bedroom, max) to me that's too much (2/3 in a 1 bedroom or 5 (or 6?) in a 2 bedroom)

perhaps u can try finding the extra students new rooms for rent? meanwhile u work with the city (Irvine?) towards a resolution of the violations claimed

hopefully lesson learned- never enter 1 year lease for 'rooming'! if anything, rooming like that should be short term arrangement only
