Putting little money down and waiting for appreciation always makes sense as long as you don't have to pay anything extra like PMI.

I can't predict the future so I shy away from up-and-coming neighborhoods. I prefer places which are going to be more stable.  So, I can't help with the types of properties you are looking for.

It seems like the physician loan is a great deal.  What am I missing that you are thinking of finding a different lender?

To me (I am not a lawyer), a Sole Proprietor is one person.  If there are multiple people, it is a partnership.

This is one of the reasons you have to have enough cash flow from rentals.  There are always going to be expenses.  You need reserve funds for capital expenditures, repairs, and the unexpected.  If your cash flow is too low, these kinda things can eat your reserves very quickly.

Most of the time, they are designed to serve different purposes.  Hard money is generally for short term rehab.  Private money can be for rehabs, but it is generally focused on the long-term.

I had a similar case where I did a cash-out refi to an investor who owned a rent house.  Turns out he forged the deed.  Luckily, I had a lender's title policy.  Never make a loan without that!
