I like to find 3/2/2 on one story under $200k ARV. Unfortunately, those are in very high demand so they are hard to find at the right price.

I agree most banks will not give consent but some lenders will allow it, especially private ones.

My attorney called me on a different matter so I asked him. Wraps in Texas are legal with consent from the underlying lender.

I have been told by some people that Texas enacted new rules about wraps.  Some people say they are now illegal.  Others say it not.  Does anyone have a guide on this subject?

This is good, but finding a deal with enough spread is hard lately. Sellers are asking retail for wrecked houses.  I don't know who is paying those prices, but I am not.

All of the books will tell you to buy a cash flowing rental but none of them will tell you how to do that and how hard it is to find one in the Dallas market.

You might find good deals in the outlying areas, like Sherman and Denison.

Finding a property at the right price is hard right now.  Too many players in the market. I don't have any advice on that since I am having trouble finding them for myself right now too.
