If you take Door #1have them meet with a mortgage company and make sure they are willing to do what is necessary to get a mortgage in 3 years.

None of your scenarios are viable if you have a deadbeat tenant that can not get a mortgage when it comes time to exercise the option.

Pay them to help clean up or do chores around the properties.  Have them put 50% into a roth and let them spend the rest.  Invest the roth $ in stocks they know and show them how it's growing.  

You have to show them "what's in it for me"

Mold is everywhere.  What did your inspector say?  Did he freak out and scream or did he say there is some mold?  Mold grows where it's is damp and no ventilation.  Find the cause of the dampness, get some ventilation and spray it.  Don't let it stop you from buying the property unless it's really bad.  On the other hand explain to the seller that there is "horrible mold" in the crawl space and you need them to lower the price.  I don't think I have ever purchased a rental that did not have some type of visible mold.

I like to buy moldy homes...... Smells like $$$$$ to me...

I do not think you can even charge a deposit or additional rent for a service animal. Be very careful as a lot of landlords have been sued over this issue. Check the HUD regs for further clarification although I am sure that there are several knowledgeable members that will chime in. Also search previous posts.

Don't waste your $.  You can find whatever knowledge you need right here.  You have the hands on experience and know your market.  Now get out there and buy a couple of more houses.  Just make sure to budget for windows since I know how much you like new windows.

When I run into a problem with crown molding I use corner blocks like this from Lowes.

They are a lot cheaper than throwing away molding and I think they look good.

I'm not up on the lead paint regulations but can there can be a problem removing the trim in older homes and not being compliant?

Wealthy landlords aren't on the internet at 4:20 in the morning.  We don't get up until 8 AM and that's only to get our significant other off to work.

Maybe he can buy a small outbuilding to practice in.

Hope you get him straightened out today.

What are they worth today?  

What would the rents be?
