Buy a house that will make $350-400 a month and it will make your payment.  Then NEVER buy a car unless you pay cash.

Get a lead based paint test kit and test a couple of places.  Sherwin-Williams sells them here. 

If it has lead paint then use it as a negotiation tool.

It's hard work but $400 here and another $350 here adds up.

You're providing clean and affordable housing and probably having a good time doing it.

Do you have an escalation clause?

If you are happy with $550 a month in cash flow on $500K+ equity then keep it.

I think you could do a lot better and I would not want to miss out on not having to paying taxes on the sale.  Something you will have a problem with if you wait too long.
