Are you willing to have her live with you.

If not, then figure out how to help her without risking her house.  Maybe you can get a credit union to do a re-finance with you you co-signing.

Ask her who the Attorney is that handled the closing. I bet she will have to "get back to you".

I would get a statement from the notary that he/she never notarized the document.

Then I would get a copy of the brother's death certificate and a statement from the owner that he never signed the documents.

Take those documents to the DA and see if they will help.  

If the DA will not help then I would set a meeting with her and the seller and the notary and present the documents and have her sign it over.  

If that fails, a Louisville Slugger might just close the deal.

@Debbie Lee just a quick suggestion... and I am *not* a lawyer so this is not legal advice in any way... here in Illinois it is illegal to audio record a phone call without both parties agreeing to it. So be careful with that!

When he calls you back tell him that you would like to record the call and get his permission.  He might not agree but it's worth a try. 

I've been following this since day one and it's interesting to see how you have gone from being afraid to do anything to now taking action and standing up for yourself.  Also, it's neat to see how many experts here are willing to help with solid advice.  Don't stop until you get every cent back.

I would send the seller a 5 day demand letter telling him you will obtain a judgment and if you do not have your money by the end of the 5th day take him to small claims court.

Do it now and don't waste any time.  He knows he owes the money and is messing with you.

If it's adhered to the wall well, paint over it with a shellack based primer. (Zinsser's ,B-I-N's primer)

  I cut out any overlapping paper (seams) and fill in with drywall mud or spackle. Water based primer or paint will cause it to peal off.  I have done several rooms this way and they are fine.  Stripping wall paper is painful and time consuming.

Order tempered glass. It is a little more expensive but much more durable. On the other hand B class neighborhoods usually do not have this problem.
