Is there any reason that you could have more liability if you are certified and the owner than having a contractor take care of it?

Some of us, when we get older, don't like to take advice from younger folks.  Having him talk with an estate attorney sounds like the best plan.  Like Jennifer suggested.  You could offer to give him a gift certificate for Father's Day.

Can they afford to stay in her house and do a short sale on his?

Are you concerned where his wife will live or a liability question?

I believe if she is not on the mortgage then she has nothing to worry about should something happen to him.  I don't think there is any need to have any coverage (and it would be expensive if not impossible to obtain) unless you are worried about having a place for her to live.

I am thinking of doing the same thing. 

Anyone here in the Atlanta area that I could buy their lunch and get an attorney referral for documents?

I've got a house in Richmond that I want to sell but the tenant is not excited about allowing showings.  My option is to wholesale it while he's under the lease or wait until the lease is up and retail it.  My point is, with a tenant in place you should pay less with the hassle and lack of access.

You should write a blog explaining what you went thorough while trying to wholesale.

It's incredible how many people think that wholesaling is a walk in the park thinking they can make $20,000 to $30,000 a deal without any of their own money invested. All you need is a seminar or two and you are a wholesaler. LOL
