@Vertical Jones I was just in this area working on a property 2 blocks away fro the Hospital. Newark is up and coming its sad that the city still gets a bad rap from some home buyers. However for the people who see past the blemishes there is A LOT of potential. If your looking in the area we could share some information.

Hi Antoine, 

That is a familiar problem I hear far to often in my farming territory of Northern NJ. High property taxes are monkey wrenches when calculating investment numbers. With that in mind areas like Essex County are a common landing zone for most investors because of the low property taxes. Yet as your aware it does come at a risk. However there are many neighborhoods that offer the both great return on investment and safety as long as you hook up with the right agent. Hi Bigger Pockets Community, 

I'm in the beginning stages of REI and have come across great opportunities, which to the unexperienced eye look like great opportunities. One of which is an 9 bedroom multi-family with 2 legal units and a bonus 3rd unit. The property has 3 stories, 2 of which were damaged due to a fire last year. This property is now a damsel in distress waiting for a rehabber to save the day. This property offers a number of benefits. Sits on a massive lot, has a solid rental population, IMO can be expanded to a legal 4 family or have another property built on the additional lot.

I'd like to accomplish 2 things. 

1) Learn how to analyze a fire damaged property with either a buy & flip or BRRR strategy in mind.

2) Partner with a rehabber who is looking for someone who's willing to learn and contribute free labor in exchange for a small percentage of the profits.

I’m starting a marketing campaign targeted at Pre-Foreclosure listed homeowners in Union County, NJ. I understand “Pre-Foreclosure” to mean the lawsuit on behalf of the lender to take the property has been filed but the court has not yet declared that the lender has a right to the property.

I’ve fashioned a 4X4 “4-Week 4-Touch” Marketing Campaign from forums on the WWW and Bigger Pockets.

Week 1 - 1st Touch: DIY Handwritten Yellow Letter

  • 1. In the business letter am I legally allowed to use the “F” word (Foreclosure) and mention that I sourced their info from the Sheriff Sale list?
  • 2. Does this approach make the most sense for a homeowner with NO equity in their home?
  • 3. When I get the homeowner’s attention what other options can I present to them other than a short sale.
  • 4. Is there anything I should be aware of that I might have missed in the marketing approach.

Hi. I am Nedje S. 

I've recently moved back to NJ from MD with the vision to, like most others, make money grown on my tree. I am a hands on learner so trail and error normally work best for me. With that in mind I'll be on trail for the next 6 MONTHS working as an investor for my full time occupation. Hopefully I wont run into to many errors.
