Summary

This report highlights the average rent for three-bedroom (3-BR) single-family rentals (SFR) in five select Ohio cities from Q1 2021-2022: Cincinnati, Cleveland, Columbus, Dayton, and Toledo.

Methodology

Geography: The scope of this analysis is five cities in the state of Ohio.

Property Type: Three-bedroom (3-BR) SFR with all bathroom counts.

Analysis: The data collected shows year-over-year change in average rent from Q1 2021 to Q1 2022.

Data: Includes data collected and updated between January 1st and March 31st for 2021 and 2022.


 This is a great graph, however it says nothing about relative property values in relation to the average rents which definitely matters when making investment decisions.

 In my calculation you should be able to get a property priced around $2Mil with $400k down. This could be anywhere from a 50 unit in Cleveland or surrounding subs, to a smaller but higher rent A class in the upper subs.

 Cleveland is great if you want your cash to go far. Can you get financing? With $400k as a down payment you can get something really nice with amazing cash flow. However even if you don't want to finance and pay all cash you can still get a lot of property for that investment.

Are your offers on market of off? If on you need an agent who has the right strategies and ability to negotiate. FHA is an awesome loan product but is very difficult to get accepted without the right strategy. Off market obviously is different but still requires a special strategy.

Man I get these notifications because I have "Cleveland" as a keyword and this event is on N Cleveland Ave in FL and I am thinking about flying down and participating. For the knowledge and seafood! :)

I know you can use the county court site to search for probates. It is free but more work than buying a list (which you can do). I have been thinking about doing this as a Real Estate Agent and would love to possibly partner on it with someone. Either way best of luck on the hunt!

If you operate through Airbnb the owner can collect the revenue and all you do is supply guest services if you are not collecting revenue and change for services rendered. I would beg to differ on the remark that it's not attractive to passive investors. A co-worker of mine @Marc Rice does the exact same thing with around 100 doors and people beg him in Columbus to take on their properties and are glad to partner with him on deals because of his expertise. I don't think investors will be turned off by that. If you are really good at what you do people will throw money at you and want to partner with you/ invest in you. As always consult with a local attorney maybe things are different in Cleveland than in Columbus. 

A really good property manager would be so busy they wouldn't know what to do with them since that's pretty hard to find!
