New investor couple looking to get into long distance investing

My husband and I are starting our real estate investing journey. He is a general contractor and I am currently a casino manager.

We bought a house in September 2020 using his VA loan for $257k we spent the last year and a half rehabbing it ourselves and we just listed on Friday for $508k. We're looking to use the cash from this deal to invest in a different market where the property costs are lower. Our plan is to buy a multi-family property and use the BRRR strategy to get our cash back out of it. Can anyone suggest a market where we could pick up a multi-family property for under $100k, no matter the condition?

Dayton is a good market to look into as well. You could find a deal below $100k and it's an hour away from major markets like Columbus and Cincinnati.
