I have always stayed away from section 8, but have always been interested at the same time. I assume its no different then when I hear all the people who have never invested or been a landlord "how horrible it is" and since I've been doing it several years, I have had some issues, but nothing major. I haven't done section 8 yet, but I am sure some people swear how awful it will be and I also know investor friends that its all they do and they love it.

I would first stat with finding a Realtor that you can trust and help you establish this team. The first conversation with the Realtor will tell you a lot about if this is the right market for you. If not, I would ask them for their recommendation for a different market. Cincinnati and Cleveland would be great markets to start looking into. 


 Jordan said it best. Cleveland is obviously my favorite :) but, Cincinnati where Jordan is at is great and Columbus also has some great opportunities as well.

Hey GUillaume,

I do not generally invest in anything with an HOA. Even if they aren't very active which is often some investors arguments for buying them, they can change things at anytime and you could be stuck depending on the changes. We did a flip in Shaker Heights last year and many condo buildings in Shaker do not allow renting so you would want to make sure they do and that they can't change it on you.

Great analysis except the Cleveland declining part. Yes population has declined in Cleveland year over year (it has slowed considerably) and I know to many investors that’s an important factor, as it should be a consideration in the whole picture, however Cleveland as a whole is a huge city that still has a large population and an inventory shortage both to buy and rent so regardless of the population issue there will be no difficulty in renting units anytime soon.

 The conventional lenders I used in the past generally wouldn’t do under $50k due to the cost vs effort of underwriting the loans. I haven’t done one under $100k in several years so I’m not sure how it’s changed. 

DSCR or debt service coverage ratio loans are great options for some situations. I will most likely be using one on my current BRRRR.

Also I have a few investors who use personal loans from online places like Sofi and Lightstream who offers up to $100k and pretty decent rates for personal loans. Obviously these vary depending on credit score and should be used under certain circumstances where you have other income sources to pay the loan if the project doesn’t go right. Basically quick money but a bit riskier.

Ravenna is good if the deal is good.
