Hi everyone! I'm new here and excited to meet people and learn more. Here's a little about me:

- I'm a very good saver, which has resulted in me having some capital to invest in deals.

- I'm a very positive person,  and I'm looking to be around people who see opportunity in the future.

- I live in Orange, CA

- I'm currently getting my MBA at Chapman University and I'm pretty proud of the fact that I'm on track to graduate with zero debt.

I'm looking at purchasing a rental property and I was wondering where people find information on costs such as water/sewage. Do you go to the city or contact the water company to get numbers for this? Or do you make a conservative estimate on the cost? I happen to live in Orange, California, but I'm wondering if there is a resource in general that people would go to in any city to get costs.

Hi @Karen Margrave, I'm new here at BiggerPockets, but wanted to still chime in!

  • Are you actively buying properties, if so, what type property are you looking for? - I'm trying to learn all I can right now, but I hope to buy my first income property within the next year. That or learn how to wholesale or maybe even rehab houses.
  • What is your niche? - I don't have one yet but I know my disposition is to invest for income streams. But I think I'll find a combination of trying to wholesale to generate active income and then buy and hold for long-term wealth building.
  • What area of southern California? - The city of Orange
  • Are you just getting started? - Yes. I am very new.
  • What help do you need to move you ahead? - A mentor. Someone that I can help by doing some leg-work but also learn from. Know anyone looking for an assistant/intern/or just general bright and happy person who is excited to work in real estate?
  • What are your needs? - Meeting new people and learning the basics, so, locating property, money, partners, expertise, etc.- 
  • What price range are you wanting to stay in? Probably the $300,000-$750,000 range. I don't know exactly. Is that too big of a range?
