Hi Ralph,

It might depend on how many you buy at once. I found a site (super cheap signs) that can be as little as $2.89 per sign.... if you buy 50 of them. They would be 18x24, one-sided, and are Corrugated Plastic.

So to answer your question, yes, I think you can find them cheaper, although I guess it does depend some on how big, if you want double sided, and if you're buying bulk.

As far as the radius tool, I just use it to eyeball the area. It helps to get a visual representation of the radius. I've also found comp properties that were closer to my subject property than Zillow picked up, so it helps me find my comps sometimes too.

As far as the price this home feature on Zillow, here are some screen shots for what it looks like to me. Are you using the same feature? It doesn't ask me if I own the home or not. It looks as though Zillow is trying to help homebuyers price the house. It leads you through quick process where you remove homes with unequal square footage and remove homes that differ in condition, and then it gives you a number based on those comps. 

Its really interesting because it really shows you how far off the automated estimate can be. In the example property I used below in the screen shots, the house is listed at $759,000, the automated Zestimate is $792,258, but my comp evaluation using Zillow's own "Price this house" tool is $674,252. Innnnntteerreesssting.....

I've been using ZiplookUp to look at median household income, household types, age, and population density. Those factors can give you a lot to consider as you do research for good areas to invest:

I use a couple of different tools to run comps:

I use this site to draw a desired radius around my subject property:

Then I'll use the Redfin "Map Nearby Homes" tool to start picking out possible homes.

And then Zillow has a "price this home" tool where it picks out options and then you pick comps based on distance, condition, and some other elements that you don't necessarily want to leave to a computer:

Hi Jesenia,

You're on the right track in looking to find someone you can shadow. The next step is to start thinking how you can be of service to a mentor. Can you try and bring the person you are shadowing deals? People are generally very nice in sharing their expertise, but when you start shadowing and riding along with people you want to make sure you are making it worth their while.
