It could be the person meant he can't give a TARGET IRR bec the number he wants X return regardless of debt so he can't give a target number that includes X plus debt if he doesn't have loan numbers yet.

Hi,

I was wondering if some of the brokers and property managers of BP could enlighten me regarding the differences between the West Palm Beach Century Village area (not CV itself but the surrounding area)  and Greenacres /intersection of 809/882 area.

Are there big differences between the 2 areas or once you get further away from the coast it's all the same?

Throwing this out there because I like hearing opinions from the BP community. Has the current environment of inflation, cost of labor going up, supply issues and raising interest rates or anything else going on now, changed how you underwrite a deal?

It would depend on what your goals are. It is not clear if you're trying to go for more value in appreciation vs cashflow.

Some of the points I'd consider once you define your goals, here are some things I'd keep in mind:

* Landlording in Texas will lead to more control as it's more favorable to landlords.

* San Antonio will have higher opportunities for cashflow than Austin. 

* Austin will always be exciting, but Austin has the lowest cashflow (regularly) than the rest of Texas.

Hi,

I'm looking to invest in the Salt Lake City metro. I have some questions about Sandy. It seems that the population in Sandy is slightly declining and certainly not growing like other areas of Utah? Why is this? Is it a blue collar or what collar city? Do a lot of people in Sandy work in Salt Lake City? Is it an easy commute between the two? If you're an agent in this market I would love to connect.
