Gallatin seems to be a great area where you can still find good margins and renters.

Welcome! 

Nashville and its secondary markets are very hot. In Nashville your seeing a lot of condos going up as well as tearing down of old homes and building new side by side townhouses in their place(An A class duplex if you will.)  The secondary markets are heating up as well. Hendersonville, Gallatin, and Pegram are areas where huge developments and people are moving because of their school districts. Properties are selling in days. Anything under 200,000 in decent area has multiple offers within a week.

I am an agent with Coldwell Banker Lakeside in Hendersonville! Nashville is very competitive right now depending on what you are looking for their are deals to be found. The secondary markets around Nashville are growing and might be a better buy right now. I would love to do some searching for you if you wanted to send me some specifics as to what you were looking for!

Welcome Curtis! I'm a real estate agent in Nashville and the surrounding counties. My suggestion would do some form of house hacking in a secondary market of Nashville. live in a single family and charge roommates or even better buy a duplex/triplex/fourplex with an FHA loan. Tennessee also has a new loan program for first time home buyers if you qualify. https://thda.org/homebuyers/first-time Good Luck!!
