Hope you had a great Thanksgiving. I'm not quite sure on my schedule yet but I think I would really enjoy sitting down for a cup of coffee and learning more about investing. And about that November investor meetup, yes, please tag me in that. I would also enjoy going and seeing what happens there and meeting other investors. I'm really trying to soak up information.

@Jeffrey Holst we wouldn't necessarily want to move back into this house. As far as syndication goes, I will look into that but really don't like the idea all that much, purely because I would like to have some more control to learn about RE investing. I feel like that would just be very similar to investing in the stock market and having a financial advisor do it for you. I would obviously like to make money on this first deal but really want to learn, even more, so we can continue on with investing in the future. My schooling won't be super intensive so I don't think that's going to be much of a problem. 

Do you know of any RE investing clubs in Chatt that I could start showing up to? I think that was basically going to be my next step, I desperately need to start networking, I don't really have a network at all in this space.

Hey all, 

So my wife and I bought a house in Chattanooga in May 2016 for $191k and still owe $186k. Have put a lot of work into it, new flooring and paint throughout, got rid of the popcorn ceiling and did the flat painted ceiling, new interior door handles and stuff like that, updated bathrooms and nice open floor plan, and totally redid the exterior and increased the curb appeal ten-told. A house about 4 doors up just went up for sale for $240k, same size but not updated. I think we can sell our house in the $265k range for sure. 

So we just decided that we are leaving Chattanooga and moving to Denver for a few years so I can go to school there. I was originally thinking that we could rent our house out and start like that, but we have a pool and I really really don't want to rent a house with a pool. So we are thinking that we will sell and take the money that we make on it and buy a multi-family. Denver is a lot more expensive than Chattanooga so we are wondering about trying to invest long-distance and buy in Chattanooga or try to invest in Denver when we move. 

Any advice would be very helpful. 

PS. We plan on renting in Denver for ourselves and using most of the money we make on our house here to start RE investing for our future. We both have goals of leaving our careers as soon as we can to do this full-time in several years and keep growing it from there. But we have the first one coming up and hopefully about $75k to work with.

I think my wife and I are listing our house in January for sale to move away. This really makes me think we should do it sooner rather than later. I'm thinking we will have at least $50k cash when we sell and will be looking to invest a big portion of it. Will be looking to partner with an experienced investor for a win-win relationship. That seems to be the hard part for me.

@Paul Timmins Great advice, I'm currently pretty slammed with school projects because I graduate in less than 2 weeks. As soon as I graduate I'm heading out to look for real estate management and development jobs to get experience in the real estate industry. 

@Kurtis Montgomery Dang, sounds like we are extremely similar, that's pretty awesome. That's good advice about the investors. I FEEL that I have them in the bag, but I KNOW it depends on if I can prove to them beforehand that their investment is safe with me and that they'll get a return. I'm fortunate enough to know like 15 or 20 millionaires already and my best friend is friends with a billionaire in Cleveland,TN. I think I felt like I just had investors in the bag because I knew so many but when I think rationally, I know I have to show and prove that I can handle it and perform for them. 

I love the idea of offering my business services as a way to meet investors and gain more friends. I'm definitely going to do that. I'm definitely setting Chattanooga in my keywords so I can keep up with your first investment.

Just introducing myself to BP after finding out about it from YouTube. I love the information and have always had an interest in real estate investing. I'm 22 and about to graduate from the University of Tennessee at Chattanooga with a degree in entrepreneurship and started my own lawn and landscape company. My feet are really to the fire because I'm getting married in October and I have no job prospects, mostly because I get nauseated at the idea of selling my soul for 40 hours a week doing something I have no emotional connection to. I'm extremely entrepreneurially spirited and just want to make a living of starting businesses and investing in real estate. 

I've gotten connected to a guy before who is an investor who is willing to help me but his ways seem a little shady and I don't like that. I am definitely the most interested in multifamily properties because I agree with Grant Cardone that we are turning into a renter nation, and I also like the idea that if you lose a tenant you still have some income while trying to reoccupy that unit. 

I think I can get some access to investor money, as I have no money of my own to invest. So creative financing is the only way I can start as far as I know. I feel like after I learn and pull the trigger on the first deal I'll be off and ready to rock n roll on my way to billions. (btw, being a billionaire is literally my goal, I believe in massive goals lol)

I'd love to connect with people and once I learn and can contribute more things of value I'm definitely going to.
